Central Florida is home to some of the most family-friendly communities in the entire country. But with dozens of cities and hundreds of neighborhoods to choose from, how do you find the right one? Here's my insider guide.
Winter Garden consistently tops the charts for family-friendly living in Central Florida. Its historic downtown brick-street district is walkable, charming, and lined with locally-owned restaurants, breweries, and boutiques. The West Orange Trail runs right through it. Schools are excellent (Orange County's best zip codes overlap here), and the new construction communities of Lakeview Pointe and Waterleigh offer resort-style living at reasonable prices.
Median home price: $480,000–$650,000 | Best for: Families wanting character + community
Lake Nona is a master-planned community on Orlando's southeast side that has become one of Florida's fastest-growing and most sought-after areas. It's home to the UCF Health Sciences campus, Nemours Children's Hospital, and a world-class sports and performance district. The neighborhoods are beautifully designed, the schools are excellent, and the sense of community is unlike anything else in the region.
Median home price: $500,000–$900,000 | Best for: Healthcare workers, tech professionals, families who want everything walkable
Windermere sits on the famous Butler Chain of Lakes — 11 connected lakes offering some of the best boating in Central Florida. The town itself is small and deliberately quiet, with a population under 3,000. Properties range from modest lakefront cottages to multi-million dollar estates. Families come for the serenity, the water access, and the proximity to Disney (you can see the fireworks from many backyards).
Median home price: $700,000–$2M+ | Best for: Luxury buyers who want water + privacy
Originally developed by The Walt Disney Company, Celebration is unlike any other community in Florida. Its architecture is deliberately nostalgic, its streets are walkable, and its downtown village has a storybook quality. It's one of the few Florida communities where you'll actually see people walking to dinner. Schools feed into Osceola County — research specific campuses. And yes, you can often see Magic Kingdom fireworks from the community.
Median home price: $450,000–$900,000 | Best for: Families who love a tight-knit, walkable community feel
Clermont sits on the Hills of Lake County (yes, Florida has hills — Clermont has the most) and has exploded in popularity over the past decade. It's more affordable than its Orange County neighbors but offers access to excellent schools, growing dining and retail, and some of the most beautiful lake views in the state. South Lake High School has strong athletics and academics. It's a 30-minute drive to Disney and about 40 minutes to downtown Orlando.
Median home price: $380,000–$550,000 | Best for: Value-conscious families who want space and scenery
